100% commission in Florida: compare the complete cost

100% describes the commission structure, not every expense

When comparing Florida brokerages, separate four items: the company’s percentage split, any cap on that split, fixed monthly or joining fees, and transaction charges. Then identify whether each charge is paid by the agent or the client.

On NEX Premium’s ordinary residential illustration, the company split is 0%. The monthly fee is $99 and the base client transaction charge is $595. If you choose to absorb the client charge, it becomes an agent expense. Written terms, minimums and exceptions still matter.

A capped split is another structure: the company receives its percentage until the applicable company-dollar cap is reached. A cap does not automatically erase every other fee. Compare a full anniversary year with the same assumptions for each plan.

Use the same production and show both payers

Illustration: 12 ordinary residential closing sides at a $450,000 sale price and a hypothetical 2.5% commission per side. That is $11,250 gross commission per closing and $135,000 for a full anniversary year. These are sample inputs, not an earnings forecast or a recommended commission rate.

Agent costs include the company split up to the applicable cap, 12 monthly fees and the first-year join fee. The last column assumes the agent pays every client transaction charge. Taxes, MLS/board dues, licensing, advertising, referrals and other business expenses are separate. Illustrative ordinary residential sales only. At low closing counts, fixed monthly charges may be a larger part of the comparison. At higher production, the applicable cap may become more important. If sale prices vary widely, run more than one scenario instead of treating your average as every deal.

Check cap boundaries, team size and luxury sales

For NEX Premium, a sale price above $1,000,000 uses the greater of 5% of gross commission or $595 as the client transaction charge. At exactly the threshold, the base charge applies. The percentage is applied to gross commission, not the sale price.

A hypothetical $1.5 million closing side at a 2.5% commission produces $37,500 gross commission. Under the current Premium rule, the client transaction charge is $1,875. The base charge is $595; the rule above the threshold uses the greater of that base or 5% of gross commission. Who pays still matters: client-paid and agent-absorbed scenarios have different agent costs.

Elite team caps depend on approved team size. Compare one to five agents separately from a larger team, and confirm the written team structure. The calculator does not grant team approval or establish program eligibility.
