Map the handoffs before comparing a split
A Florida real estate team needs more than an attractive commission headline. The brokerage must fit how the team assigns work, reviews files, follows up with contacts and supports agents. Start with a sample transaction and identify every handoff from first conversation through closing.
Write down who owns the next action, who reviews the file and who can answer a brokerage question. Include the team leader, agents, administrative help and brokerage support. Identify where a missing task or an unclear responsibility currently slows the team down.
- Who takes responsibility for a new inquiry and its next follow-up?
- Who checks the file and approaching deadlines?
- Who approves marketing and handles a compliance question?
- Who covers a handoff when an agent is unavailable?
Bring this map to a brokerage conversation. Ask for a demonstration of the workflow you need, using a synthetic lead and file instead of private client information.
Compare the complete team cost
Ask for a written illustration with your exact team size, production assumptions and internal compensation arrangement. Identify the company split, any shared cap, monthly fees per person, transaction charges and outside expenses. Clarify which expenses the client pays and which the team or agent absorbs.
A shared cap does not explain every cost. Ask what happens when a member joins or leaves, when the team grows, after the cap is reached and when a transaction is divided among team members. Confirm how client transaction charges are deducted before applying an internal split.
Review growth and recruiting programs separately. Team membership may change reward eligibility; a general brokerage benefit page does not establish eligibility for every team member. Written team terms and approved exceptions control.

Demonstrate the workflow your team will use
Ask to see a contact record, a follow-up task, a marketing preview and the route to transaction or training resources. Then discuss permissions: which roles can view, edit or receive information, and how responsibility is recorded when someone passes the work to another person.

Prepare the move together
Before setting a move date, inventory active representation agreements, listings, pending contracts, deadlines and commissions. Review the current brokerage and team agreements with the appropriate people. Do not assume client records, agreements or pending compensation transfer automatically.
